Background

Since starting their business back in 1985, Beechwood was historically a very “product-driven” builder. All of our marketing materials were limited to homes, amenities, & aerial photography.

Solution

We looked to modernize (and humanize) our efforts by featuring residents in a video testimonial series. Multiple prospects who became homeowners commented on the positive impact it had to see and hear from peers - who would become their neighbors and friends.

222 Unit, 16 Story Tower Rental Building w/ Bar & Lounge

In 2020, Somerset Financial Group, Inc., purchased a building in the heart of revitalized Downtown Rahway. Previously a rental building, the units were completely renovated over several phases. Penthouse suites were added with revamped amenities, and the renovated models sold as condos.The principals contacted me on a referal to handle marketing the project. As of December 2023, it is fully sold.

Background

With limited options for purchase in the neighborhood & an attractive starting price point in the Mid $300,000s, I set out to market to first-time homebuyers, current building residents & NYC-Metro renters.

Solution

Managed the launch of a new website, pay-per-click/promoted advertising. Conceputalized & created printed materials, press releases, and direct communications. Calculated marketing ROI of 931% over a 2.8 year sales cycle ($54,391 invested for a $59,591,050 return)

The Vanderbilt

Digital Marketing Campaign & Software Launch

178 Unit Apartment Building w/ 17 Extended Stay Hotel Suites

As the de facto digital project manager & marketer for this brand new building, I worked with our graphic designers, web developer, leasing agents & others. My responsibilities spanned across overseeing marketing, leasing & operations. As a luxury, high-end rental building, the goal was to implement elegance into every campaign & detail.

Background

Starting from scratch with little more than a logo, font, and colors, The Vanderbilt posed a challenge. It had a price point that was north of its competitors & a reputation to build.

Solution

Implemented & oversaw launch of property management software, built/launched hotel management software, and managed full-suite digital marketing campaigns. In just over one month, leased to 50%, inevitably bringing building to full occupancy in less than 2 years.
